Frame perimeter walls 1” off masonry — PT bottom plate
Frame soffit drops for ductwork on north wall
Build egress window frame to meet IRC minimum
Electrical
Install 2 new 20A circuits from existing panel
Rough-in 8 outlet locations per NEC 210.12
Install 4 recessed LED wafer lights
⚠️ Discovered Condition: Existing east wall shows historic moisture staining. Scope includes masonry sealer as preventative measure. Verify active leak status during heavy rain before framing.
